Under the guidelines established by the Employee Relocation Council, a Realtor can apply to take the examination required for certification as a Certified Relocation Professional (CRP). The exam tests the applicants' knowledge of Family Relocation Issues, Relocation Tax and Legal Issues, Corporate Relocation Policies, Appraisal Methods for Relocation, and Relocation Real Estate Marketing. Most of the major US corporations require nothing less than a CRP to administer the needs of their transferees.

Incentives are typically offered by the builder to assist with closing costs and/or upgrades for your new home.  The builder has affiliations with lenders that can offer financing incentives.  Be aware that builder incentives can change as the market changes.  Your REALTOR® can help gather all of these details.

Ask your REALTOR® if they offer a move-up program.  A move-up is using the same REALTOR® for the sale of your current home, and then the purchase of your new home.  They can negotiate to give a portion of their commissions to assist with closing costs or upgrades on your new home, or net more in your pocket on the sale of your current home.  Plus, you build a relationship with your REALTOR®, you know them and they know your family.  It’s the perfect fit.

Buy first, then sell… or sell first then buy?  This all depends on the sales market for your current home, and targeted schedule for your new home build. You may need to consider interim housing for a few months. Your REALTOR® can time your home sale perfectly, and suggest options for interim housing while the builder is completing your new home.  

Your REALTOR® may be able to negotiate a lease back. In a  lease back scenario, the seller becomes the tenant after the sale, renting their home from the new owner for a period of time.
